Strata Residential Finance plc ('Strata') is a business that specialises in providing mezzanine finance to developers with track record in the South of the UK. Strata was founded by evolve Fund Services Ltd (‘evolve’) and Davon Ltd ('Davon'), two businesses that specialise in the UK real estate sector. 

Strata is registered in England under registered number 9329385 with the registered office at 3 Walnut Court, Rose Street, Wokingham, Berkshire RG40 1XU.

Strata was formed with investment from private investors. These investors were attracted not only by the potential income and capital growth returns, but also a spread of risk between a number of developments in the south of the UK and a professionally managed business.

The key to the business plan is lending mezzanine finance to experienced developers with track record and proposed developments that themselves need to satisfy a wide number of criteria.

  • A substantial increase in developers rate of return with mezzanine funding against the traditional debt only structure;
  • A professionally structured and well funded organisation with a responsive approach to the provision of mezzanine finance to residential developers;
  • An increase in the number of developments that can be undertaken as the use of mezzanine allows the developers capital to be split amongst a number of schemes;
  • A freeing up of existing capital to allow it to be used for early stage funding (planning, options, conditional contracts, etc. which are difficult to fund with third parties);

Strata was launched in April 2007. In the period to 31st December 2018 it provided finance for 85 schemes, with a total gross development value of c£419m and average loan size of c£550,000.
